Construction management is what my employees do, contracts acquisition and project management is my area, it doesn't mean I can't be a construction manager. our family owned company has 150 in-house employees at any given time, 300-400 on normal days with 3 simultaneous projects. government cost plus exists but on a monthly basis, as you know, they don't have the resources to pay you weekly, just a waste of their time.I still stand behind my statement that cost plus is a simple contract that what you spend is what you get plus a percent, plain and simple.

I WOULD PAY FOR HIS SERVICES.Now, if a potential partner shows me I can do more deals simultaneously, and/or save money on projects by doing them at cost(no overhead), as well as mentor me in aspects of construction/rehabbing, then it might be worth partnering.Please think long and hard before you partner with anyone....just like marriage :)

Podio, Basecamp, and Salesforce come to mind.That said, if you truly are new to the investing world you probably don't have an immediate need to make this kind of investment right now.Unless you are doing multiple simultaneous deals or managing a team, I'd recommend keep things as low-tech and cheap as possible.

Simultaneously, I always maintain adequate insurance on each property and each investor should decide what level of insurance that they feel comfortable using.If you move a property to a Trust, you ARE changing ownership of the property to that entity.
