Man, it is hot at the bottom of a white pool in a sandblast suit, and shoveling 6 tons of sand back up OUT of the pool when you are done is no fun either.

Increasing the size of your shovel (income) is fine though costly tax-wise if its earned income, but keep your eye on the hole (outflows).Not sure if your app tells you or adjusts when mortgages are paid off, but that was key for me.

I do think there is A LOT of competitive intensity in JT in terms of design - lots of young energy from LA, etc. buying up homes and breathing creative flare into the area … so it’s hard to be a big fish and stand out like you could in almost any other market.

I am experimenting with the idea of purchasing a vacant lot in Philadelphia, and obtaining the zoning & building permits for new construction so that the lot is shovel ready, then advertising the property to developers.
