I agree with @Jonathan Greene that the question is vague, so my advice will have to be as well.The short answer: MTRs are real estate, so just like all real estate, any place that can long-term-rent cash flow with increasing jobs/population can be a suitable site to purchase. 

You will be competing with people who have 'boots on the ground' and can visit any property owner with short notice.While wholesaling from afar is possible, it is recommended to begin closer to home.

The area had appreciated substantially in a short amount of time.

I think if the industry as a whole was a little more honest with it self and with market participants you might not have as many waiting for something that is not likely to happen in the short term. if you need a house, you need a house. but, if you think something will change in 6 months you might be able to hold on, but if it likely will not change in the near term you might just bite the bullet and buy.

Hi All - I found a lead on a MFH (5+ units) that is a short sale.

There is a long laundry list of required repairs to be done in a short amount of time.

Second - a DSCR 30 year fixed perm loan to refi the hard money loan and hold onto long term.What others have replied to is completely accurate - it is hard to accomplish BRRRRs right now due to the DSCR refi constraints (interest rates, LTVs and seasoning periods), however, not impossible.
