Not only do most property managers have tenant procurement packages, but you can allow self-showings.

My wife and I self-manage 4 LTR (tenants) and 1 STR (guests).

My wife and I self manage 37 rentals as our full time job.  

I will soon be purchasing my first property with a self-directed IRA. 

My own feeling is that I'll have gained significantly more equity in my home if/when I sell, or if I end up paying the mortgage off early, I'll have pre-purchased flexibility for my future self to take a lower paying job or even a sabbatical because I'll no longer have the monthly mortgage to pay each month.

It's great that you already have a home and potential ADU too since being self-employed in the arts can also have extra hurdles just getting approved for a loan. 

If it is a property worth pursuing, express your interest to your agent so that the due diligence and negotiation processes can begin.- Submit a strong first offer.

It may be a good idea but I'm not sure how long it's self-sustaining. 

I have been self-managing my other property for the past decade, with the caveat of it being 30 miles from where I live.Now, I plan to do so with this property, albeit from a distance of 200 odd miles.
