Definitely encourage you to practice analyzing a few properties using the “Deal Finder” at the top of your screen, and the Calculators (Under “Analyze Deals). 

I learned how to handle minor house projects while husband was working, saved tons off hiring people for minor but labor intensive projects like painting, window screening, changing locks, etc.

For my first property I'm going to use the BRRRR method and from there keep growing my portfolio.I used BRRRR to grow a "medium" sized portfolio in and around Atlanta that I am very happy with. 

Consider property types, low down payment financing options, cash flow calculation, tenant screening, and property upgrades.

I do not think this is a one size fits all answer and there are times where private lending is preferred over traditional financing.

I'd also look at other things like the size of the home (and rooms), layout and size of the lot. 

I have also seen solid LTR outside CH biggest focus is on the property itself for sqft, GLA, and lot size.

As for tips on property management, the number one thing I would say is to screen diligently.

In this situation should I accept the ex-husband as the guarantor and screen him normally like the rest of the applicants?
