This can be done with scanning the area underground to locate.Then you could ask if the seller would enter into a lease option. 

Canvas, drive for dollars, scan the MLS etc.

I did a quick scan of your area and there is actually an event around an hour away from you! 

If you're not getting hits, make sure your pics are great, keep your description short, sweet and inviting, and make sure it's broadly advertised. 

Maybe your listing needs to be tweaked, your pics need to be better or your base price is too high.

You can have him scan the key via Bed Bath and Beyond and they'll rekey it for you at a local branch.
