This happened to me with a contractor who I paid a materials deposit to and he kept delaying so I told him to pay me the money back which he didn’t have.

@Brian Malavsky We actually have an attorney drafted lease that states the following "If the Landlord maintains the Deposit in an interest-bearing bank account, Resident consents to Landlord retaining the interest, except as required by law."

.- I have the skill set to do majority of the work - the numbers appear do work well as a STR- the property has sat on the market for a long time (100+ days)- I am assuming material and substrates will cost significantly more then doing the same work in the lower 50 states.- the topics I search on BP appear to all be pre/mid covid, and have some recovery discussions post Irma.

They (ins co's) wanted our industry (Roofing) to come up with better-longer lasting materials, like Class 4 shingles, so they wouldn't have to pay for replacing shingled roofs so often Fine, it happened.
