I celebrated the day I was able to obtain $1M in debt, because you can't celebrate becoming a millionaire without coming off as a huge D-Bag.

Anyway, I don't have that in my bag pocket currently but I'll keep that in mind for future development.

Not amazing numbers but another one in the bag and some extra equity and modest cash flow.

You don't have to like the situation, or swallowing the pride and playing nice to a d-bag who dosn't deserve it, you just gotta like the net results and that's gotta be enough, smile and play nice, because the alternative is not worth it. 

It also allows tenants to cancel their lease and walk away leaving the landlord holding the bag.

I really don’t want tenants installing the cheapest possible (or black garbage bag) blinds.
