In the evening, I got a series of texts from a newly inherited tenant whose refrigerator had just died, to the point where she felt the need to mention, "IT'S ON YOU TO REPLACE IT."

My attitude right now is as long as the property is left as it was when we turned it over the them originally and its ready to go for the next tenants, everything cleaned up, no animal scratches, holes in the carpet, bad smells, picture holes painted, carpet cleaned, oven, refrigerator, etc., then I don't really care. 

Contractor willing to accept 25% payment then 75% at end, I have to cough there and wonder, who is buying materials- buying a refrigerator right now takes a while to get it delivered expect delays with materials unless they are on the shelf at Home Depot- deliveries because of Covid are slow.

If I feel the appliances are getting worn out I may also replace them, especially the refrigerator. 

We are looking to purchase washer dryers, ovens and refrigerators for 2 multi units.

New refrigerator, washer, and drier.

I'll tell you one thing 99% of agents don't do that they should... following up with a past customer and keeping in contact.aka The Refrigerator Magnet syndrome :)

My tenant just informed me that the ice maker on the refrigerator does not work.
