That's a great question and something I am pondering right now I have 6 properties (condos) that have a 100 K value and have no mortgage each rent for $1050 per month and my cash out each month @ $600Per unit after all expenses my average cost per unit is around 50 k Overall doing pretty good and mortgage free.

Just ponder the probable fate of the absconding tenant with a used major appliance....Think how the tenant probably is sore from trying to carrying it away quietly in the night; may have messed up their old SUV or station wagon trying to fit it in the back; and could have damaged the frig in the move--so all their food will spoil this week when it goes kaput; or they get an expensive repair and may even find out the hard way an old frig can be a liability and costly to dispose of...I like the advice of it being a small price to pay to be rid of them... but do consider a security deposit offset for the replacement cost.

Precisely the properties you see sitting on the MLS for 725 days.  99 percent of owner occupants are tire-kickers on these types of properties, wasting the seller, agent and their own time pondering if they should take on fixing it up and ultimately going with something that is move-in ready.

This hits home for me in so many ways and I find myself pondering these same thoughts everyday…I am really glad you threw it out there…My wife…Well my wife supports me in everything I do and always has but there are times when I wish she would be the one on the internet looking for blogs and real estate forums like I do…Or looking for ways to build our portfolio…I told her yesterday “Babe, you need to really get involved more and get educated on this stuff…If something happened to me you would have multiple homes and wouldn’t know what to do with them…” She said “Cant I just have you teach me?”
