I noticed with the price range I was wondering if you could cut some costs with not going with a "high end" renovation you mentioned.

Should I consider private lending, HELOC or another short term lending to fund the home construction? 

I'm familiar with how a hard money loan is structured, but structuring a deal from a private lender seems like the wild west.

AB1482 states that "single-family homes/condos (residential real property that is alienable separate from the title to any other dwelling unit) are exempt from AB 1482 if (1) the owner is not a real estate investment trust, a corporation, or a limited liability company in which at least one member is a corporation and (2) the owner provides the tenant with a written notice of the exemption"The part that is confusing is "...a corporation, or a limited liability company in which at least one member is a corporation."

One thing that I noticed helps a lot of times is going to local networking events and hanging around like-minded individuals.

When I looked up in the "Property Mapper" portal, I noticed it still shows the name of the previous owner.
