Hello, I am reaching out to see if anyone can suggest a hard money lender here in Nebraska/Iowa that would lend for a primary residence.

The town I will be moving to is a college town and properties can be quite expensive per cap rate.I guess what I am asking is should I A.

For example, here in Iowa, our housing market is growing.

Are there any turnkey companies that deal in the Eastern Iowa Area (Iowa City, Cedar Rapids, North Liberty) that you know of?

I don't like replacing a $5K roof, but I as the owner have to, the tenant's rent stays the same, so the value comes in maintenance free living, they are cutting their costs down by renting.      

I own a 5-plex in Urbandale, IA.

I have nice single family home in Cedar Falls Iowa.

My husband and I are currently saving to start investing in our first property, hopefully sometime this summer.We both have full time jobs and make a decent income, he as a mechanical engineer and I as a registered dietitian.

As a side note, they provided improper access to the owner I a helping.
