Airbnb is a bigger time commitment, but I have found interacting with guests is more enjoyable than interacting with tenants.

Point is, as @Brenden Mitchum suggests, you have to go to meetings and interact.

@Tyler DavisI think half of the value in showings is getting the chance to interact with the tenant, see how they carry themselves, see how clean they keep their car, etc. 

Then if you need an extraordinary capital raise, it should probably continue to be contributed 80/20 as in the original capital raise. 2) absolutely pay your partner wages/salary for the property management services.  

Again, the BiggerPockets store has some books for this or you can learn by watching podcasts, reading blogs, and interacting on the forum.

@Austin Johnson Ask yourself how many times you interact with a website and how many times you open a piece of mail and do business with it.And in terms of cost - it depends it’s unlimited how much you can spend on digital advertising or mail marketing.
