It is a business, to run your business successfully you need data, to have a valid, relevant actionable point of discussion when interacting with your PM you need data, and live data makes for better transparency, this builds more trust which leads to stronger relationship, and better synergy in making strategic and tactical business moves that are beneficial to both parties.The fact that I asked this question, does not imply I'm worried that my PM is not doing a great job.

Again, the BiggerPockets store has some books for this or you can learn by watching podcasts, reading blogs, and interacting on the forum.

The PM companies for lower priced properties there are really bad from my experiences interacting with them which is why we bought in better areas.

I was thinking about doing FHA, but Lehigh actually just announced that they are recommending students go fully online, and severely limiting on-campus interaction for those who still choose to come to campus.

As a full-time investor interacting with alot of other investors, most of us have been investing out of state the past couple years.   

Otherwise they have drive through, Interactive teller, etc.

We're few and far between, but BP tends to be a great place to interact with like-minded people in this vein.As for meetups:  there are two that I find valuable and I'll start with the first:  Millionaire Possibilities and then the OKC REIA meetings are interesting and useful, and chock full of other investors.

I do prefer the face to face interaction, but I can get on a plane if I find an accountant that helps me meet my goals and interests. 

Good to have decent relationships with all the folks you interact with, not best buddies, but respectful, honest business relationship.Treat it like a business from the start, best of luck.
