I would go to class about 4 hours a day, work the other 8 at the insurance company, and then head home to tackle life and homework.

This project is appearing to cost a lot more than initially planned so if I were to tackle it and wish to “phase” the work, what would you all recommend I start first aside from the demo? 

I agree mostly with what has been said and that finding a job is probably the most important thing to tackle before purchasing another property.

So sometimes you’ll have another issue to fix after tackling the big one.

Though, if you have different goals and aren't in a place in your life where you want to and/or have the time to tackle a project like this you may be better off selling and getting out of it all together.

I'd try to sharpen your skills by tackling any little thing near your home first, maybe some rinkydink 2br/1ba, just to be able to be on site and get the process into your brain.
