Does this personal carry a lot of influence in the REI community?

You have more money than I did :)Do you have 25 people or more in your sphere of influence that have $10k each...if so I have met very few people that didn't have that network you are off to the races.

Get that sphere of influence done asap (if it’s small and you need ideas of how to increase it, just message me...I can give you some ideas).

“I can’t lose my job”Because jobs have such a strong influence it’s worth your time to take a look at how the jobs are doing in your potential market of choice.

Taking title subject to that lien doesn't place you in a position to really influence a lower payoff and complicates the issue the lender has with the owner.

The rules from there get very complex, as depending on his residency time in the US, the kind of income he will be having, etc. will influence the tax rates. 

I would say it does reduce your chance, or at least influences the negotiation as you describe.

Unless the other capital sources tighten up their lending (banks, credit unions & life co's) I don't foresee CMBS' influence returning to its former glory anytime soon.Hope this was helpful!
