I live in Lawrenceville, GA and am beginning my first house hack, working to purchase another property by the end of the year. 

A purchase of $209k, $15k rehab, and ARV of $240k doesn't get you any thing back after you factor in all of the closing costs to purchase and to refinance.

So it was 153k for the purchase and 40k for the rehab, I had to come up with the rest. 

I’m a new investor who purchased my first rental property this past year, and I’m eager to learn and grow my portfolio.

I have assisted many investors with their Little Rock purchases.
