Hi @Alex Musyoka NJ tends to be considered more tenant friendly but its a relative term to the strategy you are looking to implement as a landlord.

The constant moving target that local governments have implemented are absurd and it's no wonder that people are confused.

Your lender probably cannot sell a non owner occupied loan to GSE's right now so they implemented a prepay penalty in a backwards way by requiring the floor of their rate sheet to be two points.
