7) What tips or advice would you give to someone cold calling for the first time?

My advice is educate yourself by learning online and connecting with multiple of investors willing to give you tips. $20,000 is way too expensive in my opinion. 

I like how it has parking included and is close to the International Market for shopping, although it is an older building like many of the hotels in Waikiki.

This includes 436 residential units (recently reduced from original plans of 460), a 5-story hotel, and 2 million square feet of commercial space, which has already been approved by the county.

Michael, thanks for the Coffee Pot tip - I bought two of them!   

Mostly because they have a lot of resorts and hotels that work to "lobby" the municipality together and keep Airbnbs to a minimum.

That is just the tip of the iceberg so to speak but usually tripping points for newer investors.
