Stuff that works, stuff to avoid? 

They are doing other construction stuff around the house that does not need permits and the quality of work is lacking in some areas.

The process has been short of transparent, hence why I needed to get a second opinion on this stuff. 

I have a million classified posts showing the style we build. you'll never get the numbers at that rate. your numbers are way off and way too low. work with an experienced general contractor who knows this stuff.

You can switch to a lawn service and the major issue will be they have to move their stuff when the lawn guy comes.  

Home prices have been going up for 10 years, so quality stuff is not cheap.

I'm still finding some solid BRRRR opportunities in the Cleveland market, but Vadim is right that you need to find a property that is priced under value without extension repairs needed, hopefully only cosmetic stuff, but they're still out there!
