I know there are a ton of features I don't utilize personally, I mostly use it just for tenant application and screening process, and then for rent and fee collection In my personal experience here's my pros and consPros•Had a template for screening questions on the application so I didn't have to think of things to ask myself•Handles rent collection easily and for only a $1 fee to my tenants for ACH transfer which makes it easy for both parties•I can set up all rent and fees at the beginning of a lease term so it's set it and forget it for me•My tenants have said setting up auto-pay was easy and I like to make it as easy as possible for them to pay me!

I don’t have that time.Without speaking for our moderation team, I’d hazard a guess that posts from your team are in some cases adding little to no value to threads, and because some of those folks are the first or most frequent to respond, other agents who aren’t even part of your team who post similarly are being associated with Reafco.

In my own experience, when a tenant needs 2 jobs (not 2 people have 1 job each) just to make rent standards will ensure frequent repeated late rent payments.Consistent long paying jobs and income history is more indicative of stable rent collections.Keep looking.

Clients now only use what they need & not much more.We have it duly written into all of our Leases, so it's fully disclosed and we engage all prospective Tenants in an honest conversation about paying all of their bills before they move in.

@Eric Fichera Buy A/B  located properties, keep up with all local permitting & licensing, use a well drafted and fair lease, don’t unreasonably withhold deposits and be a responsive landlord or hire a responsive PM and you won’t have anything to worry about.
