If it's poorly insulated- the heat will melt the snow, then as the water will freeze to ice as it runs down to a lower, colder point on the roof.

Our concern is that the pump won't function come spring, we're worried about he lines freezing and breaking, or internal components of the pump being damaged.So the question is, do we have any recourse against the sellers if the pump is not functional come spring?

about to close in 2 days on our first rental, debating on what kind of flooring to use in the basement. carpet the bedroom and stairs in the basement, but the living room/den thinking of Laminate flooring, the lock/click kind.upstairs is original hard wood floors. and carpet in one of the bedrooms. any one have recommendation on basement flooring. been told to just carpet it since its a basement and we live in MN (the state that gets freezing cold) (i also plane to install myself)

Once I paid it off, I took out a HELOC, so the $$ isn't completely locked up for me to use if I want to..... if things crash, the banks may freeze it, but in the mean time I'm stockpiling cash so I may not even need it.For me it came down to the fact that in CA, the deals are very sparse, hard to find and tons of competition....so I got tired of seeing my cash just sit there earning 0.05% in a savings account.

So who pays the water bill,, is the leak happening before the meter,, then the city is losing water,, if the owner is paying the water bill then he's losing the water and paying for it..or if your paying the water bill your paying for it.I guess I'd call the city again and ask if they can have landlord repair as your not able to get any results..Winter's going to be here soon,, and when it freezes the water will not go into the soil it will raise up and you'll have a lake to skate on

Unless it became cold enough for the tank to freeze, having the gas service off for such a short period should have no detrimental impact.
