Call a local environmental company and tell them you have xx sq ft of possible asbestos tile, they should be able to provide a rough cost for removal/abatement.

These things could become an environmental liability, they could require expensive upgrades/repairs, etc.If you still feel you want to pursue this, then develop a good relationship with the seller.

If that doesn't work, I have to change coil for 1600.00With a system that old, you'll want to replace it and reduce your repair / recharge costs.Older refrigerants are VERY expensive if you can get them at all and require special training and licensing to use due to environmental requirements.

Be ready for environmental / fire inquiries such as whether fuels and lubricants will be stored on the property, disposal of such things, fire suppression systems, hazardous substance containment, welding torches and other flammable substances, etc.

One thing that bank recommended to me when I bought commercial property with seller financing was to have a phase one environmental study done because most banks would require when I needed a refi and that way I would know before buying if there were going to be any issues.I’d be happy to chat further if you want, just shoot me a message.

Typically your lender will schedule a series of inspections, (physical, environmental, etc) they'll have a few that they have worked with in the past.
