No negotiating with sellers, no offer, no counter offer, and no networking.And if you don't want to go to the sales, and I've seen this done, the prospective bidders will send somebody else to bid, maybe their attorney, to bid for them.Then when they sell, they list the property with a Realtor.So somebody else does the buying for them and somebody else does the selling for them.

I figured if I could get it at $115,000 I could repair front stoop, paint, carpet, repair small drywall holes, replace a few fixtures and pay realtor fees to sell and still make enough to satisfy me for my efforts.I made an offer of $101,000 with $500 deposit to HUD.HUD countered stating "minimum acceptable net to HUD offer amount for this property as $133,875".That was too much to make any profits so I sulked and waited a few days since that was over Thanksgiving.A few days later the HUD website shows HUD accepted an offer at $112,800.So my question is -- are the HUD counter offers meaningless?

Just so we can update our system.Now, I’m pretty sure that auctiondotcom or any other online auction company has the rights/authorization to submit counter offers on behalf of the seller(in this case the bank).

He did everything he promised, explained practically the whole contract to me and counter-offers, came to closing, and was overall very easy to reach.
