It's worth the $1k or so to take the correct measures.

I buy correctly so appreciation is good and sometimes great, cash flow is king because it helps to pay down dept.

Regardless of the locale, most people who bought in 2021 and 2022 overpaid, and those prices are now correcting toward some semblance of normalcy.
