Thanks folks, it seems like around here all of the properties offered at discounts have at least one negative attribute that none of the nearby comps have, I have been investing in a transitional area with a mix of owner occupied SFR with pockets of MFR, prices can wildly very from one street to the next in the same neighborhood that is comprised of homes built in the 50s and 60s.

I wouldn't recommend Orient Park as that area is mostly comprised of older homes and its proximity to industrial districts tend to make this area a bit less appealing for a large pool of prospect tenants/buyers.

I realized that a lot of the clients do not live close by or even in the state and would need someone to care for their property.I decided to start offering small services that would be just for the Airbnb such as supplying toiletries (toilet paper, paper towels, soap, shampoo etc), welcoming gifts for guests, meeting the guests to deliver the keys to them, and also lock out service in case the guest loses their key.We realized the demand was high and decided to add on more services.
