I would suggest a grader, road roller/compaction unit, a dozer (to extract wood/trees), and maybe a backhoe IF you need it.

We did it in 11 months, from lot compaction to occupancy permit.

Then its proportional to the space dedicated to the rental. 

We like to measure rent as a proportion of monthly gross income.

In some markets where property has skyrocketed but not the rents proportionally, the ratio of rent to purchase (GRM) is so high it actually makes more sense to rent.   

So, property damage is not relevant to their future.Las Vegas multi-family properties have tenants living in compact buildings, and there is a high level of interaction between tenants.

Storm ponds, storm sewer, property water flow, fire hydrants, utility access, sidewalks, soil compaction, driveway access, landscaping, facade requirements, fire suppression, fire walls or building separation distance, fencing, setbacks, required parking, outside lighting, epa, Corp engineers, grading/elevation, etc.  

We'll get more into the specifics on the foundation and engineering in a later post, but SHORT version is this is a CMU "Concrete Block" foundation over concrete footer, engineer checks out integrity of existing foundation, floor system framing, and soil compaction.
