In general I like to keep my charity separate from my real estate.

Even if you never need it, there are plenty of charities that probably need it more than your tenants do.

Hi Monica I have a few and each one has its own answermotor boaters llc - was just sillycaldwell holdings - is me branding my nameNoble rehabbers -is more of a mission statement, that company donates a portion of its profits to charity each time we do a flip. 

My goal is to have 20K passive income a month and then start and join charity projects and organizations.

Think about it this way, you could focus on charity and helping your family now when you are just a newbie, or you could focus on your investing and help them a lot more when you have the money a full fledged investor does.

The way you get rid of all of this is to have a business and not a charity.

The one property I am looking at flipping the appliances are mid-range and maybe 8 years old and okay for a rental but not nice or new enough for a flip.So do you give those to charity and take a tax write off??

Do they wait a while and go with the highest or do they trot off months later and sell it to a charity for $1?
