I'm in East Tennessee and we just had a guy that was doing the same thing, and is now facing state and federal charges and some people have received some restitution.

Some will just charge you the interest, some will charge interest + points, some will just want a % of the profit at sale/refinance. 

Go with Redfin who charges 1.5% and set the buyer's agent commission to 1-1.5% - the most you'll pay is 3%, which is what you would pay by selling it yourself and selling it to someone with at realtor.
