this is the scope of work. the dimension of the roof is roughly 45X151) Tear-off all layers of roofing and gravel down to wood decking and legally dispose. 2) Inspect wood decking and replace all deteriorated and broken areas at $ 2.50 per sq. ft. 3) Inspect existing Ceramic Copings and replace all deteriorated and broken at $ 35.00 Each.4) Install Fiber Cant Strip at the base of the walls and curbs.5) Install 1 layer of Base Sheet over wood decking using corrosion resistant screws and plats. 6) Install 1 layer of Modified Bitumen CertainTeed GTA Granulated. 7) Install Metal gravelstop and gutter flashings at the roof edges. 8) Flash all vents, soilpipes, and chimney using the same Modified Bitumen. 9) Install 5” Galvanized Box Gutter and 3x4 Downspout to replace existing. 10) Pick up and haul away all roof debris generated by Presidential.

I have one of the six units vacant as of June 1, so I'm going to "deck out" the one unit and see if one of the other tenants wants it for an increased rent.

Code violations can be anything from putting garbage out on a Wednesday instead of Thursday to a handrail not in place on 3 steps to a porch, to having a garage door painted a color against code or a deck built that never got a permit.

I get stressed about caulking in areas meanwhile the deck will fall apart in 3 years or less.

WTF, the carpenter damaged my cabinets because he used a dull blade when drilling for the hardware and now I have to get the right sized washer to cover the damage.

The property is located in Northfield, MA - 2,900 square feet, 4/5 beds, 2 baths, 1.34 acres - quartz counters, marble backsplash, stainless appliances, bamboo floors, 2 decks, whitewash shiplap and completely furnished/staged (I am also a realtor and home stager) - very high end look.

@Erik Allred@Marcia Maynard@Marian Smith I don't know if these are popular for flipping down by you, but if you are going for the more modern look, I've sold a couple of houses with the fan with the blades hidden.

I am currently living in a house while remodeling the kitchen and deck in preparation for rental.  

We are replacing the WHOLE decking with pressure treated plywood.
