@Brendan Hula I just answered you on the MHU forum, but for posterity's sake I'll copy and paste here too :)Here are the answers to your questions:1.Many of the ‘land improvements’ (pavement, concrete pads, fencing, landscaping, etc.) depreciate on a 15 year schedule.

An asphalt shingled roof can be easily stripped above the damaged ceiling area however the water could be getting under the shingles up-roof from where it's shown-up inside.

To those worried about a 1-3 point drop in one day, I say u should be much more cobcerened with your next RE deal and pound the pavement for info and advice here on bp, then magically your points may in deed work back up.Josh, Congrats on the site improvements, including the influence system (participation meter) and for dealing with an overwhelmingly long thread on this topic.
