Run the numbers and make sure the extra work would be worth the money. ( Now you have 2 or 3 tenants instead of one)3) Remember to add a risk premium to your new venture, whatever it is or how that looks like.

But in real estate there are a lot of random variables that happen throughout the process so get prepared to roll with the punches.

Honestly, I think this could work, especially if you are already preparing for the audit in terms of documenting and taking pictures, etc.

Be prepared, but don't lose sleep over "what if" scenarios.
