So my options here for flipping are 1. calling banks and seeing if they have any distressed property they want to sell, and 2. finding deals myself through various sources (newspaper, craigslist, etc) Also finding investors for each way.

The California Farm Bureau publishes a weekly newspaper named AgAlert.Also keep in mind that the cost to entry is VERY high in farming (at least in SoCal) the ONLY reason that we have our place is that we got it when the dotcom bubble burst and the general recession around that time.

I am searching sites:mls, craigslist, kijiji, vancouver sun, province newspaper, usellahome.comI am right now tracking properties in a spread sheet (both price that we are looking at buying and want to sell for) too see which ones are selling and in what period.I am also using bc assessment website to see what aprox. price the surrounding properties are worth and how much they have sold for.

If you have a lot of time and little to no money, there are a number of things you can do but it's gonna take a lot of hard work:1) Call all FSBO and For Rent ads on Craigslist and other free advertising websites (and newspapers).
