Do a bunch of "C's" until you can fund a "B" for yourself.

Are you trying to use C's money for the A-B purchase?  

This was good deal in a B area in the suburbs.

In reality there's a pretty solid chance that it will be a Class B or C property.The Class C property may see a neighborhood revitalization/gentrification and come back to a B.

Or, if you are really convinced that the area around the property is changing, you might want to consider a reposition strategy, but that is a lot to bite off on your first MFRE deal, and to take the property from a C to a B, say, you might be looking at $5,000/door to do it.
