If you're planning to originate loans with a note rate significantly under market to help with home sales, you're not going to be able to sell them at par anytime soon and I doubt many private investors in your fund will be satisfied with the low yields that would result from the method you described above.

I am leaning more towards the buy it off the market and list it on the MLS method.

Sounds like a great idea and your method is definitely more efficient.

Did you already own a mtr and used the class to fine tune your method or were you a complete newbie and used it to build your foundation?

After searching a few companies I found The Land Method and read reviews and really like the approach.
