I would recommend an unbiased party (not anyone on the agent’s team, maybe an experienced local investor) do a video walk through of a property you’re considering an offer on if you can’t see it in person.

A good checklist for quarterly walk thru, checklist of age on appliances and mechanicals for forward planning and do the upkeep to keep things in good repair.

over the past 7 years I’ve had dealt with countless of bad contractors, several incidents with occupants of the neighborhood that the property is in ( once I walked in on squatters and got into a physical confrontation) , and of course the relentless pursuit of hungry investors calling me and any family member that tracing programs associates with me about wanting to buy my property all while dealing with a career/industry change and finishing college during a pandemic 😮‍💨.so here I am recent graduate ready to finally devote the majority of my focus to getting over my newbie investor hill.

Also one of my end buyer is suggesting that we do the deal together so I can walk away with more money.

I agree but it is (although waterfront) about a 10+ min walk to the beach and all of the competition has it included unfortunately.

With some older tenants I walked them through the set up at first and how to pay. 

But typically the seller can't afford or just doesn't want the house anymore and they're ready to walk way but they don't want their credit ruined by a foreclosure.
