I'd start with focusing on getting a top net, hopefully you are working with a good agent, hopefully they worked it out with you that in your current market this is a good time to list your property and maximize its potential(?) 

If you're planning on taking STRs seriously to maximize cashflow, I would take the time up front to either 1. hire a professional to handhold you through the process or 2. join a mastermind.

My schedule allows me to have Fridays off and I'm using that time to maximize my learning through BP.

Sometimes, there are moments I feel I am still a bit naive, perhaps I should be more aggressive with my sales and rents to maximize a return, but part of me still hold onto the fact that the product we create is what others would call "home".

Flipping can certainly be done part-time, but it won't maximize your returns with holding costs.  

There are updates needed in order to maximize value.

As Ming Lim mentioned, you have to be creative in how you can maximize the rents.

I find this helps to find the perfect price point to set to maximize rent and minimize time on market.
