QB is pretty darn simple - I'd make sure you have a basic understanding of accounting concepts first.

If more than one conversion or plan rollover (not including designated Roth 401k account rollovers) was made to an individual’s Roth IRAs, the conversion/rollover assets are distributed by year, generally following the concept of “first-in, first-out.”The Roth IRA distribution rules can be complex if you have transferred Roth 401(k) funds into the Roth IRA.

@George Blower @Edward B.Thanks for everyone's feedback.Based on your comments, I'm now leaning toward buy and hold rentals. 

And it beats trying to find a nice quiet place in the city to catch a nap, or get a few minutes of quiet time to unwind, or even complete some business work (used to think Starbucks served this purpose.)An interesting concept that has lead me to wonder if anyone else is taking advantage of this in conjunction with their AirBNB strategies, or any other strategy.

It is a simple concept to grasp.

Also, consider opening the dining room to get the open concept, and doing the same with the entry to the kitchen.
