I agree with Richard, you need to have good enough sense to know what to do with information or advice you get and how to apply it regardless of where it is from (book, person, family etc.).

@Richard Raghoo - to increase cash flow, you only have two options: raise the gross income, or decrease expenses.If you are set on sticking to residential, you will have to find creative ways to decrease expenses.
