Been looking at houses in the suburbs of Boston, Massachusetts area and I have a real issue looking at a house and saying "yes, that will be 30K in rehab costs", or "oh man, redoing those floors, adding lighting, cutting out that wall will total $XXX" I've been thinking of getting a contractor or inspector to do a walk through with me on them before I even put in an offer because I really feel like I'm flying blind.

From my time in my salesperson courses in MN, you must have your license active and hung with a broker for xxx period of time. 

At min at least mail them something that says hey market rent is xxx per month but since your good your rent will be x less per mo.

After court if they didn't show and I was given the writ,  I would post a move out check sheet on their door and list as per "court stipulation  on XXX date your keys are to be turned in by 12 noon. ..  

That may be feasible at a price of $XXX,XXX.

You can further test by asking if their rent had been XXX whether they had lived there X years etc.

I send a very short message that says "the property is still available for now, if you wish to see it, call or text xxx-xxx-xxxx"
