If a property is owner occupied there is additional leeway that you have, for example certain laws that would apply to a traditional landlord would not apply to you if the property is your primary residence.

What makes NJ good is being in areas with favorable land lording laws and proximity to transportation/NYC.

New Mexico has an unfortunate law against prepayment penalties for DSCR Loans on 2-4 unit multi that requires higher rates, but they don't apply to 5+ and I've seen some people have success with that size range in NM

We don't currently own anything there and don't plan on doing so in the foreseeable future.The positive is that the landlord tenant laws are much more landlord friendly.
