I was looking to educate myself in house flipping, so I went on Amazon and looked at the top rated books on real estate investing, not noticing the Bigger Pocket books was on rentals.

Education, I have purchased some great apartment & syndication books by performing google search rankings & reading Amazon book reviews.

We are going to live in the 3 bed 2 bath unit, and the other unit is a Studio with an inherited tenant whose lease is up at the end of the year.

they just suck these people in.. these are usually first time borrowers that are used to doing everything over the internet I mean they send money to amazon before the goods show up right.. 

Hi All,I currently have a 1/4 acre residentially zoned plot of land under contract via a land purchase agreement with the owner on the main street of the Town of Mount Rainier, MD (PG County), and a couple blocks away form the DC border.The market in the area is pretty hot, and the lot sits close to 2 major mixed-use developments (one of which, Studio 3807, which has been called the biggest residential development in PG County).I do not own the property outright - the owner still holds the title & deed, and I am technically leasing it with the exclusive option to buy. 

Ok here is our situation we are still new to real estate and investing and just purchased our 3rd rental and want to keep moving forward.Our first property we bought in WA state in 2012 for 130k and now is valued at 400K+ we have a small studio air bnb (converted from a 330sqft garage) averaging $1900-$3000 per month while we are still living in the rest of the house.

I haven't tried one yet, but I'm looking into it for a studio I'm renovating.
