@Cyndi Lees the thing that catches my eye in your post is that it would require quite a bit of work to get it started as a rental.

And then shut up until they talk.

You just need to know the pockets where they’re allowed. 

Money now is very good because you are new and ready to do all the work, but the examples you'll hear about are people posting on BP saying, "well, I did all the work and they got a lot or most of the profit."
