They almost always opt for "easy street"; which is a steady, reliable (even below market), low hassle,  guaranteed return vs. an unknown return that might be exponentially larger or may require more involvement and thought.  

Sure, my track record doing a 203k myself and with multiple clients helped present the 'complex' unknown loan to the listing agent.

After $4k of work, the plumber discovers that there’s damage further down the line and that the property is on a septic tank in an unknown location 5ft or more deep.

There is just not the same apprehension with these methods than picking up an unknown call.
