If you cannot find anything in your town, then try to identify areas with a similar traffic count, similar demographics, similar commutes to primary employment centers, and similar hwy access.

Drive by just before school starts to see how bad traffic is. 

Will take that into consideration when traffic hopefully picks back up in January.

@Steve Stephens When you talk about converting are you talking about bringing traffic to your websites or getting that traffic to fill out your contact form?

I expect we'll see more traffic in Foreclosures.In general, banks are great to work with because they don't have any emotional stake in the transaction. 

Also, anticipate your stair carpet to wear through in places and need replacement faster than the main flooring (sometimes).That is because a lot of foot traffic is concentrated there and it takes it's toll.
