I will say experience is a big teacher in this industry - when I was new I didn't know sh*t about "fixing" properties.

I don’t expect any favors or pricing advantage because we pay competitive wages but if someone else is committed to doing a job as good and cheaper then the bottom line is I’m still trying to run my business and make a profit.

@Tom Fisher, this all sounds great, but couldn’t t you get the same results with a real estate tax advisor?

No one will check that you moved, but if you buy it as a primary residence and don’t move into it you’ve committed mortgage fraud. 

It is challenging but we committed to going there every 4-6 weeks and having a great team on the ground ( will cost you some extra money) but they are the difference in having issueswe have one of the best cleaners in the area and our guy that cleans the grills does all my light maintenance and guest interaction if I need it(pets, too many guests etc.)3-4 hours would be a dream and you can definitely do it but you have to commit to going there every 4-5/6 weeks In my opinion because there will be things you need to address or upkeep- this is obviously only if you decide to self manage. 

However, I remain committed to expanding my knowledge in this area and will continue to follow your posts to understand better how to analyze these investment opportunities.

Lenders are t always investors and don't have insight into these macro strategies.

If you commit to an out of state BRRRR, just know that you are likely committing to a long, expensive, stressful story with a lot of unknowns.
