My idea is to get an apartment and make sure it’s okay with the owner to rent it out as an Airbnb.

Sure it may require some touch-ups here and there when you're done, but for the most part it turns out to be nicer in the end.

That being said due to the number of sharks out there I would only spend money that I can afford to lose. 

But there are challenges for sure.

My wife and I were in analysis paralysis for sure, but then the academy dropped and we were sure we wanted to get into RE, but didn’t know how and this course was WAY cheaper than comps that ultimately just try and sell you a conference that just tries to sell you… on and on plus like you said, we got most of our money back and got to keep the material. 

Make sure the tenants are paying market rent or above, otherwise your loan will be DSCR constrained.

That isn't a bad way to keep folks happy and make sure they want to leave a 5 star review.Yeah, the toilet is one thing but the tub, whew.

Right now, Im working on getting my real estate license, but Im not sure what to do after that.
