In many jurisdictions any lease 24 months and longer basically conveys additional rights and a simple eviction is no longer feasible.

Jerrell,That would be a pretty simple process you could use a renovation loan or do a cash out refinance. 

Heloc or DSCR HELOC so you can operate with cash in hand.

If you do cover it I would cover it in sheet metal or something simple and cheap.
