We sound proofed the house to enable us to work a day and night shift.

Anytime you can shift an expense from you to the tenant and it becomes pure profit in under 2 years it's a no brainer!

What I look for is whether there is separation between the walls and floor, cracking in the floor showing signs of movement underneath the basement slab, or shifting in the block walls showing that the foundation might be settling. 

Personally, I have shifted from increasing my deferred compensation contribution to purchasing real estate.

After shifting through tons of material, I've decided that wholesaling is the smartest avenue to start my real estate career.

Also, if you are laying vinyl in a large area I would recommend using vinyl planks that have a "locking" edge or at-least an overlapping edge to help keep them from shifting or drifting.  

Some snippets:...our office remains skeptical that all of the shift into rental is permanent, even from a taste or preference stand point.

I'm really in an ideal situation where my services will be in pretty high demand anytime I'm not working on our real estate goals so I'm hoping to "gradually shift" rather than "cold turkey".
