FWIW, I heard the same thing about Patch of Land too.

The plot of land is part of the mortgage, and that company doesn't do construction loans.

A few things:I would definitely check the zoning / future land use of the property.

Just like @Nicholas L. and @Scott E. use him to get pumped up and to feel motivated but stick to books, BPs, and real-life experience.I would never invest in one of his deals, I believe the big returns were cash-out refis after raising rents and the others are like 3%.

My first thought would be to see if I can land one of these specs, have one of my contractors finish the last 15%, move in this myself, and then list my current primary as a rental property. 

@Dan KielySugar Land and Katy are family-friendly suburbs with good schools, a strong job market, and a safe environment, but have higher property taxes and commute times.

One is a house, the other is a piece of land that has a condemned trailer on it.

Don't do sub2 a land contract or agree to a wrap.
